UAE VAT Calculator — How to Add or Remove 5% VAT
The UAE introduced Value Added Tax (VAT) at a standard rate of 5% on 1 January 2018 under Federal Decree-Law No. 8 of 2017. It applies to most goods and services supplied in the UAE, with some exemptions and zero-rated categories.
Removing VAT (reverse calculation): Pre-VAT = Total ÷ 1.05 | VAT = Total − Pre-VAT
Zero-Rated vs Exempt Supplies
Zero-rated (0%): Exports outside UAE, international transport, first supply of new residential properties, healthcare, education, investment-grade precious metals
Exempt: Financial services (interest, insurance), bare land, subsequent supply of residential properties
Standard rated (5%): Most goods and services including food in restaurants, electronics, clothing, hotel stays, entertainment
VAT Registration Threshold
Businesses must register for UAE VAT if their taxable supplies exceed AED 375,000 per year. Voluntary registration is available from AED 187,500. VAT returns are typically filed quarterly via the FTA's EmaraTax portal.
Frequently Asked Questions
To extract 5% VAT from a VAT-inclusive price, divide the total by 1.05. The result is the pre-VAT price. Subtract it from the total to get the VAT amount. Example: AED 1,050 total ÷ 1.05 = AED 1,000 pre-VAT, AED 50 VAT.
Residential property rent is exempt from VAT. Commercial property rent (offices, warehouses, retail) is subject to 5% VAT. If a landlord is VAT-registered, they must charge VAT on commercial leases and issue a tax invoice.
